This is a Totally Non Smoking establishment, personally run by the proprietors Peter and Fiona Flynn, so a warm welcome is always assured.
 The Airlie Guest House is a listed building, part of a Georgian Terrace. The Airlie Guest House is a well estabished and popular bed and breakfast offering very good accommodation at competitive rate. | We have a variety of bedrooms including, single, double, twin and family. Most have en-suite facilities and all are comfortably furnished. Each room has a wash basin, adjustable central heating, secondary glazing, T.V. with Freeview and tea/coffee making facilities. We also have a free wireless hotspot and a computer with internet access, public telephone is also available. |
Checking in is from 10:30 until 8pm, although we may be able to accommodate arrivals outwith these times so lease ask. Check out time on your last day is 10am. At the rear of the Guest House there is a large private car park which is capable of accommodationg all our Guests' cars. The use of the car park is free for Guests while they are resident with us.

| Our rates include a full cooked breakfast which is served between 8am and 9am daily. Start your meal with choice of either orange or grapefruit juice. Follow this with a variety of cereals, porridge, grapefruit segments, fruit cocktail or yoghurt. Our cooked breakfast consists of bacon, sausage, tomato, potato scone, mushrooms and friend bread together with a choice of eggs - fried or scrambled, boiled or poached. Enjoy toast with choi9ce of jams or marmalade and complete your meal with coffee, tea or hot chocolate. |
 We have an excellent bus service with buses passing the Guest House regularly. Within 10 minutes you can be on Princes Street. A number 3, 7, 8, 29, 31, 37 & 37a are all buses to look out for. Almost all areas of Edinburgh are accessible by bus from Minto Street. The bus stop is located only 20 yards from the Guest House. It is only 1 mile to the High Street from the Guest House and this is where most of the visitor attractions are including the Castle and Holyrood Palace. Another name for this street is the Royal Mile. It is well worth walking along this street and savouring the history which exudes from the buildings. Some of the numerous historical places to visit while on the Royal Mile include St. Giles Cathedral and John Knox's house. |
For those who like to keep fit while on holiday, there is the Olympic standard Commonwealth Swimming Pool and Leisure Centre which is only a 5 minute walk from the Guest House. If you keep walking past the Swimming Pool you will enter the Royal Park and see Arthur's Seat - an extinct volcano. There is a path which you can follow to the top and from there you will have a spectacular view of the City of Edinburgh.
We have lots of information about the City and about the attractions you can visit during your stay. This information is available for use by all of our guests. Of course, Peter or Fiona are available to answer your questions and offer advice when required. We now also have a small libary of books with a Scottish theme for you to enjoy during your stay with us.
You won't have to go far in the evening for a meal. Most tastes are catered for locally; there are a variety of restaurants including Indian, Chinese, Thai, Italian, fish and chips, pub meals, hotel restaurants and a very nice coffee shop serving soups, sandwiches and light meals.
It is our aim to make your stay in Edinburgh a memorable one. We look forward to seeing you at the Airlie. | We are located South of Princes Street, on the main A701 only 3 miles from the Straiton Junction exit of the Edinburgh City by-pass. For guests arriving into Edinburgh either by bus or train we suggest that you take a taxi or catch a bus from outside H & M, the department store on Princes Street.
